Job Description

Position Overview:

Supervises and coordinates the daily operations of a luxury apartment community including, but not limited to, the general administration, leasing and occupancy, maintenance of the property and management of all property associates. Responsible for maintaining the physical asset and the performance of the property, to achieve the highest possible net operating income, without compromising the quality of the property's appearance or level of customer service. Monitors regulatory compliance and company policies and procedures related to property management and ensures that all associates are familiar with and understand them. Liaison with Construction and Corporate teams through pre-opening and construction phase of the asset.

Essential Job Functions:

  • Prepare and manage the operating budget in order to control expenses and meet financial objectives
  • Supervise the collection of rents and all monies on site and ensure prompt deposit and accurate record keeping of these funds.
  • Develop, implement and monitor marketing strategy to maximize resident retention and generate a sustaining flow of qualified prospective       clients
  • Regularly conduct market surveys and make recommendations based on survey analysis
  • Develop and implement positive resident relations program focusing on customer satisfaction and retention
  • Achieve and maintain designated occupancy goals/objectives through driving sales, marketing and training
  • Recruit, train and develop qualified talent to achieve project goals
  • Create and sustain a positive work environment at the community
  • Regularly conduct property inspections and audits and schedule improvements and repairs
  • Complete and submit, timely and accurately, all records, reports and documents required by the Company and federal or state agencies
  • Show and lease apartments. Process applications and completes lease files
  • Complete daily and weekly reporting requirements
  • Oversees property maintenance and ensure asset is being physically maintained
  • Responsible for curb appeal and first impression of community

Desired Skills & Experience Requirements:

  • 5-10 years of progressively responsible experience in property management
  • Class A lease-up experience required
  • Proven success managing new multi-family construction required
  • Strength in prioritizing, delegating and executing tasks
  • Competency in analyzing market trends, rent comparatives and making recommendations as a result
  • Knowledge and expertise in Realpage products and Microsoft Office
  • Ability to effectively train and motivate staff
  • Demonstrate ability to communicate effectively verbally and in writing

Salary:

  • $60,000.00 - $75,000.00 + bonus opportunities + commissions
